As appraisers our primary responsibility is to their client. Normally, for a regular residential appraisal, the lender places the order to the appraiser, becoming the appraiser's client. Appraisers have certain duties of privacy to their clients, and as a homeowner, if you would like to obtain a copy of an appraisal report, you generally have to obtain it from your lender. Other responsibilities also include, accurate sums appropriate to the parameters of the assignment, reaching and keeping an adequate level of competency and education, and of course, the appraiser must behave in a professional manner. Those third parties normally are spelled out in the appraisal assignment itself. An appraiser's fiduciary responsibility is restricted to those third parties who the appraiser is aware of, based on the scope of work or other written parameters of the job. There are also ethical standards that have nothing to do with whom we share information.
